The average home sold for $993,000 in Mid-Q3 2026—a 3% drop year-over-year—while condo apartments averaged $618,000, also falling below last year's mark. Micro-condos (under 500 sq-ft) have been hit hardest, and it's not surprising to me after 24 years helping clients navigate Toronto’s evolving condo landscape. These smaller suites are proving tricky to sell, with many buyers now able to access larger units for similar prices. In Early-Q3, condos sold below asking in about 98% of GTA neighbourhoods with at least five sales, giving buyers real negotiating power. Even single-family homes saw underbidding in 92% of GTA neighbourhoods, but the condo segment, especially investor-oriented units, has felt the shift most acutely. After guiding so many clients—from first-time buyers to seasoned investors—through market cycles, I know that understanding the nuances of each building and neighbourhood is key to making confident decisions in times like these.

The latest GTA numbers paint a clear picture: buyers are finding more leverage, especially when it comes to micro-condos.
